$210,000 Less than the Same Unit One Floor Lower

$210,000 Less than the Same Unit One Floor Lower

321 10th Ave #2208

Icon 2208

I just listed Icon Residence 2208 at 321 10th Avenue for $989,000, and there’s a pretty interesting comparison currently for sale in the building.  The same exact floor plan one floor below is listed for $1,199,000. Same size. Same southwest corner orientation. Very similar view.

My listing is one floor higher and $210,000 less.

Price aside, there’s another reason I really like this condo. The views are insane.

This Is Why You Buy a High-Floor Condo Downtown

I’ve been thousands of Downtown San Diego condos over the years, and there are certain views that just hit differently when you walk through the door. Icon 2208 is one of them.  This is a southwest corner residence on the 22nd floor with floor-to-ceiling windows looking directly into Petco Park, across the city toward Coronado and the Coronado Bridge, and out toward the bay.

And the Petco Park view is not some little sliver between two buildings. You're looking directly into the stadium.

During the day, you have Coronado, the bridge, the bay, Petco Park and the city. At night, everything changes and you get the lights of Downtown and the ballpark. For Padres games, concerts, fireworks and everything else happening at Petco Park, it's a pretty incredible place to live.

I Really Like the Floor Plan Too

The views are obviously what grab your attention first, but I also really like the layout. Residence 2208 is a 2-bedroom, 2-bathroom condo with approximately 1,077 square feet and a split-bedroom floor plan.  The bedrooms are on opposite sides of the residence and don't share a wall, which I think makes a big difference in a two-bedroom condo. If you have guests, a roommate, kids or use the second bedroom as an office, you have significantly more privacy than you would with two bedrooms sitting right next to each other.

The primary bedroom has a walk-in closet, and the floor-to-ceiling windows bring the views into the living space. The residence also comes with two assigned parking spaces and a private storage room, which are always important features to me when I'm comparing Downtown condos.

Now Let's Talk About the Condo One Floor Below

This is where things get really interesting.

While I can't mention the address since it's not my listing, the unit directly below is currently listed for $1,199,000. My listing, one floor up, Icon 2208 is listed for $989,000.

It's the same floor plan, the same approximate 1,077 square feet and the same southwest corner orientation. But 2208 is one floor higher and listed for $210,000 less.

Of course, no two condos are completely identical. Condition, finishes and upgrades matter, and ultimately a property is worth whatever a buyer is willing to pay for it. But when I'm helping someone buy a Downtown condo, one of the first things I look at is what else they can buy in the same building. Whenever possible, I also want to know what they can buy in the exact same stack.

You can't ask for a much cleaner comparison than the same floor plan one floor away.

Normally, all else being equal, I would expect the higher-floor residence to command the premium. In this case, you're going up a floor and saving $210,000.

I Think $989,000 Is a Really Interesting Price

There are plenty of condos for sale Downtown, but once you start looking for a high-floor, corner, two-bedroom residence with genuinely great views, the options narrow pretty quickly.

That's why I think the $989,000 price is so compelling. You're under $1 million, you're on the 22nd floor, you're on a southwest corner, you have two bedrooms, two bathrooms, two parking spaces and private storage, and you have direct views into Petco Park along with Coronado, the bridge, bay and Downtown skyline.

I'm obviously the listing agent, so take my enthusiasm accordingly. But I spend virtually every day looking at Downtown condos, and I know what $989,000 buys in this market. I think there is a lot here for the money.

And Then There's Icon's Skybox

This is probably my favorite thing about Icon.

Icon Skybox overlooking Petco Park

Just three floors above Residence 2208 is the building's Skybox, one of the coolest amenities in any Downtown San Diego condo building. It sits above Petco Park with stadium-style seating and direct views into the ballpark, giving residents their own place to watch Padres games, concerts and other events without ever leaving the building.

I've sold condos throughout Downtown San Diego, and there really isn't another building amenity quite like it. If you're a Padres fan, it's obviously amazing, but even if you aren't, having that space overlooking the ballpark is something pretty special.

Icon also offers a large fitness center, resident lounge, private movie theater, landscaped courtyard, attended lobby/front desk and gated underground parking.

Living Across From Petco Park

Living Across From Petco Park

Icon is located at 321 10th Avenue in East Village, basically across the street from Petco Park and Gallagher Square. If you're buying a Downtown condo because you actually want to live Downtown and walk places, I think the location is hard to beat.

Restaurants, bars and coffee shops are all around you. The Gaslamp Quarter is a few blocks away, the trolley is nearby, and you can easily get to the waterfront, Rady Shell and other parts of Downtown without getting in your car.

East Village has changed dramatically over the years, and Petco Park has been a huge part of that transformation. Living at Icon puts you right in the middle of it.

So, Would You Go Up One Floor to Save $210,000?

For me, the comparison is pretty straightforward. You have a 22nd-floor southwest corner residence with some of the best Petco Park views in the building, a good two-bedroom layout, two parking spaces, private storage and one of the most unique rooftop amenities Downtown.

And you're listed $210,000 below the same floor plan one floor down.

If you're looking for a two-bedroom Downtown San Diego condo under $1 million, I think this one absolutely deserves a look.
